Your 2nd, 3rd choices for Mayor: Undecided. I definitely will not vote for one of the self-proclaimed top 5. My 2nd and 3rd choices will go to other
fellow grassroots candidates such as myself, but it is hard to get
information about the other candidates due to lack of media exposure.

Who did you endorse for Mayor in 2019 (all 3 choices, if applicable): I voted for Mayor London Breed as I bought into the narrative the media ran
about her. I am not falling for that mistake again and is why I decided to
run against her.

1) Grassroots Democracy:

A) What are your thoughts on Instant Runoff Voting, and District Elections? How have they worked to date? What would you change in
the future? What about Proportional Representation?

I honestly just want fair representation because I know if I had the same
amount of media opportunities as the self-proclaimed top 5, I would be up
there in the top choices with my common sense approach. Why are our elected
officials who have less than a 15% approval rating by the residents of San
Francisco receiving 99% of the media coverage? This is what is
fundamentally wrong with the political system. I'm sure if the system
changed, we would have better choices and better people holding positions
of influence. I am grateful that we have the ranked choice voting system in
San Francisco because my odds of being elected does increase with this
system. If we did not have a ranked choice system I would not have ran as
it would have been a waste of time.

This is actually part of my platform. I want all appointed and elected
officials on camera for an investigative documentary series. Each episode
will be about a different topic and follow up episodes about what we have
done to make things better in the city. It holds everyone accountable. I
think this is the most efficient and effective way to get things to turn
around in SF.

I have attended as many meetings by as many organizations as possible to
figure out how people are thinking and what their concerns are. This is my
first time running for office, so I am coming into this with an open mind
and trying to take in as much information as possible. I am not sponsored
by any of these groups, but I have attended meetings that were sponsored by
them.

2) Ecological Wisdom: Please outline your view of the major environmental and ecological issues facing San Francisco and your
proposed policies to address them.

This is a difficult topic as insurance companies are leaving California due
to climate change which will make it difficult to fund projects to combat
climate change. We also do not have an electric grid system that can handle
a transition from gas to electricity. This is something that is beyond the
powers of a mayor, but I will be sure to work with the state and federal
members to come up with new proposals that address these concerns.

I am all for this, but since I work as a transportation engineer for SFMTA,
I have some knowledge that the average resident isn't aware of. For
example, our topography is rough with steep hills throughout the city.
Electric powered buses do not work well on routes that have hills because
the battery packs are too heavy to allow the buses to efficiently make the
climb on a consistent basis. The technology will need to improve
significantly before we can implement this change.

As much as I would love this to happen, the likelihood is slim especially
by 2035. My background is in civil engineering, and I have worked on
numerous projects throughout the world. Since we live in the U.S. there is
so much red tape preventing much needed infrastructure from being built. I
remember voting for the high-speed rail in 2004 and we are still not done
with the connection between Bakersfield and Fresno. France and Japan even
offered their expertise back in 2010 and by 2011 both countries left
stating too much bureaucracy in California. They ended up going to Morrocco
and were able to build a high-speed rail and have it operational in 2018. I
worked in Qatar and saw the capitol, Doha, get built literally from scratch
within 15 years' time in preparation of hosting the FIFA World Cup. Their
infrastructure has surpassed the U.S. My goal is to remove as much red tape
as possible, but I believe it will take more than one term to get this goal
accomplished.

As mentioned previously my background is in civil engineering and I
specialize in the transportation field. Within SF we have a decent public
transportation system which I use every day. However, once you want to
leave the city your public transportation operations are limited and time
consuming unless your destination is literally next to a ferry, Caltrain or
BART station. Reducing parking will help reduce the cost of construction
for residential buildings in SF, but people may not want to rent or buy a
place that doesn't come with parking. I also have a real estate license and
specialize in San Francisco's affordable first-time homebuyer program. I
was helping with the sale of a large below market rate 1 bed/1 bath 712
square foot condo in Bayview that was originally listed in the $260k range.
I showed that unit to dozens of people over the course of two years and it
wasn't until recently that the condo was sold at a price of $216,000. The
condo had a dishwasher, in unit washer/dryer, built in 2009 and was
literally located across the street from the T line. The reason why many
people were not interested in the unit was because it didn't come with a
parking space. The owner lost all appreciation in the home and left the
city.

Climate change is having an impact on everything in California and this
will require state and federal level cooperation. We are in a deficit now
and I am not sure if there will be a surplus to manage or protect areas. My
idea of housing the homeless cuts costs by over $300/million a year which
will help and I have other ideas of having the city invest in factories
such as steel poles in which we are continuous buyers of. We can invest in
the factories and receive free materials as well as a percentage from the
purchase of other clients that will help. This will help the city's budget
to allow for environmental infrastructure changes.

I want to mimic San Antonio's Haven for Hope program. The program
accommodates 1,700 people with a $25 million/year budget with an 80%
success rate. They built a college-like campus with 24/7 support for the
residents which includes housing, food, medical and job training. We do not
have such a program in SF which is why the city currently has a 27% success
rate. I will let the nonprofits operate as is without government funding
while I allocate the money we currently give to nonprofits to create the
Haven for Hope program in SF.

My plan is to utilize secondhand cruise ships to mimic the Haven for Hope
program. They are already constructed and can be donated to the city at no
cost. A cruise ship is essentially a floating city with private
rooms/bathrooms, cafeterias, medical facilities and spaces for job
training/social service programs. Each cruise ship can house around 2,000
people and the operational cost is $75 million/year. So, with 4 ships, I
can provide housing to all 8,000 homeless people at a cost of $300
million/year where the city currently has a $713 million/year budget on
homeless programs. Since no one owns the water and the government already
owns the land adjacent to the water it wouldn't have to go through
legislation so NIMBYs cannot veto it.

This is a temporary solution until I can figure out how to reduce the
permit system to construction something on land. The cruise ships would be
connected to city utilities so there wouldn't be waste disposed of into the
bay as well as docked. They wouldn't be using fuel to cruise around the
bay.

Nonprofits are a business. If they solve the problem, they lose funding and
will go under. There is no incentive for nonprofits to fix the problems. We
are also seeing just as much fraud within the nonprofits as we currently
see in the city government system.

B) What are your views on housing affordability, what public sector strategies have worked, which have failed, and what are your proposals?

The city already has a city second loan and downpayment assistance loan
program for first time homebuyers. An individual making under $200k/year
can receive up to $500k for a downpayment on a market rate home. Why aren't
the other politicians advertising this program and spending more funds on
this program. It is one of the best programs in the government, but our
elected officials keep talking about rent control and paying lawyers and
court fees to protect tenants. This has provided a rift between renters and
landlords which doesn't help the city and leaves more empty homes on the
market as mom-and-pop landlords are scared to rent out their empty unit
because of the existing tenant laws we have in place. The other key benefit
of the first time homebuyer program is if you are impacted by the Ellis Act
you can jump to the front of the list to purchase a home.

As mentioned earlier, I am a licensed real estate agent and I used the
affordable first time homebuyer program to purchase my 2 bed/2 bath condo 8
years ago for $300k where the city provided me with $45k for the
downpayment. My mortgage and HOA is less than the cost of rent. I receive
tax benefits from being a homeowner and I gain appreciation in my home.
Once the home is paid off, I only have to pay the HOA fees which will come
in handy when I am retired and living on limited income. This is especially
important since social security won't be around when I retire.

If the city reduces the red tape for developers to build market rate
housing, people who are worried about being priced out can learn about this
first time affordable housing program to purchase a home. This program has
been around since the 1960s, but has been adjusted accordingly to the cost
of living over the years.

reviews for my projects. SF is already a built-out city so we shouldn't
have to wait years to do an environmental study. We are not destroying a
forest or endangering a species of animals in an urban environment so why
does it take so much time and money to conduct an environmental review?

I keep using my background as a civil engineer because it applies to
politics. High rise office buildings can be converted into housing, but not
in San Francisco. The reason why is because of earthquakes. Our buildings
are designed to withstand the forces of an earthquake. In a high-rise
office building all the plumbing is built into the core of the building. In
order to convert to condos, you need to build more bathrooms and kitchens
which require more water and sewage plumbing I have yet to find a
construction technique that allows new plumbing to be added without
breaking the concrete. Any crack in the concrete can ruin the structural
integrity of a building.

4) Nonviolence: What are your solutions for SFPD accountability while making the streets safer?

smash and grab situations. If there is no punishment of some sort, the
person will keep repeating the action which will impact the business. With
my proposed housing plan, I believe we will see a huge decrease in
nonviolent crimes because I am able to take care of the most vulnerable
population.

I want to maintain a Strong Mayor system. We currently have 130 commissions
now in SF which is double that of other cities that are twice as big as
ours in terms of square footage and population. The large number of
commissions prevents SF from implementing things efficiently.

B) The city currently uses non-profits to provide social services. Do you think this is an appropriate model? Why or why not?

As mentioned previously, a nonprofit is a business. If they solve the
problem they go under. There is no incentive to solve the problems that
they are paid to solve. If the city provided social services we are more
incentivized to solve the problem because we can then allocate the money
saved in solving the problem to address another problem in need.

I have learned that landlords are driving out businesses due to raising the
rent even during poor economic times in SF. As a result, companies have
relocated to other cities that have more favorable lease terms and
conditions. My goal is to work with the landlords to see why they are not
negotiating with businesses and offer some sort of benefit to allow a
business to stay in SF instead of relocating. I also like the First Free
program for new startup businesses in SF and would like to continue
promoting that program.

I am also a firm believer in using the vacant office spaces for 3D
printing, colleges and laboratories that require people to come in person
to do that job. That will help revitalize our downtown core.

We have a woman mayor now as well as several others serving as District
Supervisors. So I am not sure what you mean by this question. However, I
believe in merit over sex, race, etc. and I have an example of how this
applies within the government system. Earlier this year, the mayor
appointed two women members to the SFMTA board. I have no problem with
women being on the board, but what I do have a problem with is that the two
women had no transportation experience or education. As a result, many of
the MTA's project were delayed because we couldn't get approval from the
board. The two new members did not understand the basics and the engineers
and planners at the SFMTA had to spend extra time educating the two new
board members.

The best thing about the diversity is we have diversity, but the worst part
is they do not have representation. Many people here are not U.S. citizens,
but they pay taxes. My plan is to allow people with a green card the
ability to vote locally. I believe SF would not be in the state it is now
if we had better representation from people that come from countries with
good social services and environmental laws.

I have heard from parents that one of the reasons why they are moving out
of San Francisco is due to their kids being picked on for being
heterosexual. This is a new phenomenon that is occurring in SF which needs
to be addressed.

9) Global and Personal Responsibility:

A) What are your thoughts on the Board of Supervisors taking positions on state, national and international issues?

This is fine with me, but we have so many problems within SF that need to
be dealt with first. We can't waste time with every issue that we have no
power over and need to spend more time fixing things in SF first. I think
it is hypocritical for our elected officials to make comments about matters
outside of SF when we have so many problems of our own within city's
jurisdiction.

Since I am a civil engineer, I have colleagues that work on nuclear power
technology. The industry has come a long way over the last few decades and
it is now one of the best power sources we have at our disposal. I think we
need to reevaluate our opinion on nuclear energy as our electric grid
system cannot handle an influx in electric appliances and vehicles. We also
have climate change that is impacting power that comes from dams.

B) Please describe how you make your political decisions. What is the main basis for your decision making (e.g., consultation with your
constituents, political consultants, colleagues, unions, businesses,
donors, or your gut feelings)?

I make my decisions based on facts. I am a trained engineer and rely on
math and science to make sound decisions. I consult with professionals and
just like a construction project, I will consult with multiple people
instead of going with just the word of one.

We are losing top companies to red states that have more favorable tax
laws. The city can still obtain taxes through other means such as having
employees living in SF and spending money in the city.

10) Sustainability: What does the Transit First City Charter provision mean to you? How has Transit First fared in recent years, and how would
you enforce that Charter Provision if elected?

I am a trained civil engineer who focuses on transportation. I also work as
a transportation engineer with the SFMTA. Transit first is great as we
should promote more sustainable modes of transportation. However, I
understand that this can be difficult because of safety concerns. Many
people do not take public transit because they don't feel safe. This is
something that needs to be addressed in order to increase ridership.

I also believe in making parking at a parking garage more favorable than
street parking in high dense areas so that we can encourage people to park
at a parking garage and then walk, bike, or use transit to their point of
destination. We can take up some of the street parking and repurpose it to
scooter/bike or bus lanes. A large amount of carbon emissions are released
into the air due to someone trying to find street parking. Not to mention
the amount of time wasted driving in circles trying to find street parking
in high dense areas.

I also want to make SFMTA fun by converting the top level of parking
garages to drive in movie theaters at night. The city can charge cars to
watch a movie and it is relatively inexpensive to create the environment
with money for a screen and projector. I also want to make the SFMTA's
Roadeo annual event year round that is open to members of the public. A
person can pay a fee to operate a bus in an obstacle course in a safe and
enclosed environment with hecklers trying to distract them. This allows
members of the public to respect our drivers and understand the difficulty
of their job.

My pie in the sky idea would be to construct a gondola and zip line that
connects the Ferry Building to Twin Peaks. Both are big tourist hot spots
and there is not a good public transportation system that connects the two
destinations now. This in itself would become a tourist attraction just
like the cable cars as no other city has such a thing in place. It would
also provide something fun for local residents. I know I would be paying to
use the zipline at least once a month just for fun!

especially if it is paying for something they do not use. Many women I know

Cleanliness is another issue for many people. If I can address these issues
to encourage ridership, then we won't need more taxes to support MUNI as
the increase in ridership should be able to sustain the costs of MUNI
operations.

I do not own a car in SF. My car is parked in a garage at my parent's home
in Sacramento.

I do not understand why the 47 has not been resurrected since the pandemic.
It can utilize the new Van Ness BRT system and it connects to CalTrain. I
live next to the route and would use it all the time. Now I take Lyft/Uber
whenever I need to get to CalTrain because it takes too long to get their
by transferring MUNI routes.

Car hailing services are managed by the State of California and would
require the mayor to work with state officials. I do believe the government
should stop charging taxi drivers for the medallions because it has led to
suicides, stress and depression for workers in the taxi industry due to the
car hailing services.

People already do not want to drive to SF because of the high parking fees
and high number of car break ins. If we expanded parking hours it will only
discourage people to come to SF to spend money at restaurants, shops, etc.
As mentioned previously I want to subsidize and encourage the use of
parking garages so that people are not driving throughout the city to find
a parking space. This will help with Vision Zero as it will be one less
thing drivers will need to be worried about. They can pay attention to the
road instead of being distracted looking for a street parking space.

This is a little ridiculous. There is so much traffic in SF how can one
even have a high-speed police chase? If someone is a good enough driver to
navigate the streets of SF at a high speed they should be signed up as a
professional race car driver and would not need to commit a crime in the
first place. We can also send drones to follow a vehicle instead of a car.

I do believe that drugs such as LSD, MDMA, weed, and mushrooms can cure
certain mental illnesses. We have scientific studies that have shown this.
Pharmaceutical companies have paid off politicians to make certain drugs
illegal because they want people addicted to their drugs instead.

The SF Green Party will invite selected candidates who return
completed questionnaires on time to speak and answer questions at our
candidate forum and endorsement meeting. To be given time on our
agenda, each candidate needs at least three active Green Party members
to request their invitation. This will be a hybrid meeting, so
invited candidates may also speak with us via Zoom.

Our endorsement meeting is scheduled for Wed, June 26 from 6:30-9:30
pm at our office, 2973 16th St, #300, SF - note that this is across
the street from our old office in the Redstone Building. The first
two hours will be for interviews of selected candidates, and the last
hour will be for decision making.
